What a commercial roof coating can fix

A roof coating can be part of a useful restoration. Its limits are just as practical as its purpose: the surface must be suitable, failed details need repair and wet layers cannot be fixed from above.

A coating protects a suitable surface

A commercial coating proposal can sound like a simple way to keep the existing roof: prepare the surface and apply a protective layer. That can be a useful restoration approach, but only after the roof has been shown to be suitable for it.

The coating becomes part of an assembly that already exists. The membrane or roof surface must accept the selected system, while the underlying deck and insulation must be in a condition worth retaining. A new top layer cannot substitute for that assessment.

Think of two roofs with a similar area. One has a serviceable, dry assembly and several details needing repair. The other has widespread wet insulation beneath an apparently intact surface. The same coating specification would not make them the same restoration project.

Preparation is part of the restoration

Cleaning and surface preparation help the coating adhere. Existing seams, penetrations and curb flashings need appropriate repair or reinforcement before the field application. Product requirements can also call for a compatible primer or adhesion checks.

The finished thickness and application conditions matter. A product stretched thinly over a larger area does not create the intended system, and unsuitable weather can affect curing. A useful proposal names the preparation, repair work, product and application requirements rather than offering only a price per roof area.

Wet insulation and drainage change the scope

Moisture beneath the surface needs to be addressed in the assembly. Applying a coating does not dry the insulation below it. The affected area may need to be removed and rebuilt before restoration can proceed, or its extent may make replacement a more appropriate comparison.

Drainage is another separate question. A coating can follow the existing surface, but it does not create slope or move a drain. Water collecting in a depression needs the cause assessed. Clearing an obstructed outlet and redesigning a low area are different scopes, and neither should be hidden inside a promise that the new surface will solve everything.

Start with the condition of your building

The assessment needs to identify the roof system, concealed-moisture concerns, surface compatibility and the details needing repair. Occupied areas and roof equipment access also affect how the work can be organized.
